A lot of Carefree's charm was troweled by hand, and nobody wants exploratory holes in it. Aging copper from the town's first building wave develops pinholes; we find leaks precisely, repair them properly rather than patching over trouble, and match the repair's footprint to the house — smallest possible opening, cleanest possible finish.
Elevation, boulders and long runs
Hillside lots mean long private water runs, pressure that changes with elevation, and sewer lines that navigate rock. Camera-first diagnosis matters double here: when a line threads between boulders, you want to know exactly where the problem is before anyone considers digging in decomposed granite.
One home, three plumbing eras
The classic Carefree service call finds a 1970s original, a 1990s addition and a 2010s kitchen remodel sharing one water system — three eras of materials, three generations of habits, connected by transition fittings nobody documented. Copper meets PEX behind one wall; an abandoned line still holds pressure behind another; the valve that's supposed to isolate the guest wing turns out to isolate nothing. The vintage copper watchlist
Carefree's first building wave plumbed in copper, and fifty years on it has a known set of tells. Worth watching for:
- Pinhole leaks at bends and recirculation runs. Moving hot water erodes copper from the inside; the first pinhole is rarely the last in that section.
- Green crust on fittings. Corrosion working from the outside — replace before it weeps into the wall.
- Original gate valves that won't close. A shutoff that doesn't shut off is a problem you discover at the worst moment. We swap them for quarter-turn ball valves.
- Pressure regulators past their era. High pressure accelerates every one of the above. A five-minute gauge test tells the story.
When pinholes start clustering, we'll say so honestly — and plan replacement zone by zone, on the house's terms, with openings sized to hand-built walls rather than to a demolition schedule.

Half of Carefree's plumbing surprises surface mid-remodel, at the exact moment they're most expensive: the wall is open, the stone is ordered, and a 1980s valve won't shut off. The fix is sequencing. Before design decisions lock in, we pressure-test the system, audit every shutoff the project depends on, and run a camera through drains that are about to become hard to reach. The findings go to you and your contractor in plain terms — what's sound, what should be replaced while the walls are open anyway, and what can honestly wait.
